Strategic Property Partners, the master developer behind Water Street Tampa, has announced plans for a roughly 400-foot residential tower at the corner of Water Street and Cumberland Avenue, directly across from Predalina and Synovus Bank. Designed by Nichols Architects with interiors by March and White Design, the tower would deliver 452 residences — studios through three-bedroom homes — to the district. Strategic Property Partners is targeting a spring 2027 groundbreaking and late-2029 completion.
Nichols Architects has shaped the exterior around flowing glass and rounded edges, a profile calibrated to maximize natural light and frame water and downtown views from upper floors. At roughly 400 feet, the tower would add meaningfully to a skyline that Water Street Tampa has been building out incrementally since the district launched. The corner site at Water Street and Cumberland is one of the district's primary intersections, adjacent to the ground-floor retail and restaurant activity that anchors the surrounding blocks.
The building's resident program is broad. Wellness amenities include a resort-style pool and hot tub, sauna, cold plunge, and fitness center. Shared spaces extend to a demonstration kitchen and entertaining lounge, coworking areas, a media room, a game room, and a pet spa with a dog run.
The lower floors are designed to carry roughly 37,000 square feet of street-level retail alongside 645 parking spaces. That retail component extends Water Street's approach of concentrating commercial uses at grade. The site's position directly across from Predalina places the future retail floors at an intersection that already draws consistent pedestrian activity.
The project is at the conceptual disclosure stage. Per Strategic Property Partners' Instagram, the developer has "unveiled plans" for the tower — a public release of design and programming details, not a filed permit or signed construction contract. A spring 2027 groundbreaking is the stated target; reaching it would require clearing permitting and financing over the next 18 months.
At 452 units and roughly 400 feet, the tower would rank among the more substantial residential additions to the Water Street pipeline when it delivers. Watch for Hillsborough County permit applications as the first concrete signal of forward progress. March and White Design's interior program and the retail leasing strategy for the 37,000-square-foot base will be the key details to track as the project moves toward its spring 2027 groundbreaking target.
