The residential program divides into two tiers: 494 luxury units and 50 workforce homes. The workforce designation separates Broken Sound Residences from a conventional luxury play, reflecting a broader expectation in South Florida's larger mixed-use developments that attainable units accompany market-rate product. The developer group is framing the project around a live-work-play model, per the announcement — a positioning the commercial and amenity program is built to support.
Equinox anchors the amenity side. The premium fitness brand's presence aligns with the project's luxury residential tier — Equinox consistently locates its clubs in high-income residential nodes, and its inclusion here signals the demographic the project is calibrating toward.
